Booking Conditions

All bookings are accepted on the following terms –

  1. No contract exists until a completed booking form has been received with a deposit of £70.00 and our confirmation of the booking has been sent to you. Thereafter the holiday-maker becomes liable for the balance of the fee due and this must be paid six weeks before the date of the commencement of the holiday.
  2. The maximum number of persons allowed to stay in the property must not be exceeded without prior consent. The property can accommodate a maximum of 3 adults/child plus 1 baby (to sleep in travel cot).
  3. If you cancel a booking for which you have been contracted, we will do what we can to re-let the property and if we are successful will refund any payment made by you less your £70.00 deposit. If we are unable to re-let the property, then you will be liable for the balance of the rent (if not already paid) and there shall be no obligation on our part to repay or forego any rent paid or unpaid. It is advisable to take out Holiday Cancellation Insurance.
  4. You are obliged to keep the property and all furnishings & fittings in the same state of repair and condition as they were at the commencement of the holiday and to ensure that the property is left clean and tidy. You are obliged to reimburse us for any accidental damage that may occur during the holiday.
  5. You will permit the owner access to the property without notice, in an emergency, to make any essential repair to the property.
  6. You must ensure that nothing happens which may be a nuisance or inconvenience to the neighbours.
  7. Pets are not permitted to stay at the property.
  8. The property is strictly no smoking.
  9. Departure time is 10.00am.
  10. By completing the booking form, these conditions are deemed to have been accepted.

Please note that the bathroom has a shower only and no bath and that the stairs are traditional, steeper style cottage stairs.
